According to Redfin’s March rental market report, the median rent in Denver reached $2,797 in 2024, reflecting a 7% year-over-year increase. With rents climbing steadily, renters are seeking more value for their money—and they’re finding it in top-tier buildings offering indulgent amenities.
It’s not just the rising rents—there’s been a significant shift in the renter demographic as well. Between 2016 and 2021, the number of Denver metro-area renters earning $150,000 or more more than doubled, according to U.S. Census data. These affluent renters have higher expectations and are driving the demand for more than just standard amenities.

Frenzel points out that many luxury properties now focus on providing services that improve daily convenience, such as front desk concierge services for package delivery, valet parking, and even personalized lifestyle offerings.
“The goal is to tap into an emotional response,” says Frenzel, adding that at properties like Gables Residences in Cherry Creek, residents are treated to eucalyptus hand towels and Champagne during tours—evoking memories of upscale vacations and setting the tone for a high-end living experience.
